置富產業信託(0778.HK)息率吸引

置富產業信託是一家房地產投資信託基金,目前在香港持有16個私人住宅屋苑零售物業項目,遍佈新界、九龍及大嶼山等地區,物業組合包括約300萬平方呎零售空間及2,713個車位,其中8個項目出租率達100%,總出租率亦達96%。物業組合租戶行業多元化,包括消閒、娛樂、美食、家居生活,而頭三位分別是餐飲(25.8%),服務及教育(22.1%),銀行及房地產服務(21.8%)。今年平均續租租金調升率達13.6%,平均每平方呎租金為45.9港元。

 

2018年上半年物業收入淨額比上年同期升3%至7.49億港元,每單位資產淨值為16.09港元,中期息派26.34港仙,預期全年息率超過5厘。

置富產業信託所持有的收租物業主要位於私人屋苑,租戶業務亦以服務民生為主,較少受中美貿易戰影響,受惠近年香港經濟穩步增長,香港人消費能力有所增加,預期置富產業信託未來還會有穩定回報。

 

建議待股價回落至8.5分段吸納作長線收息。
